I was looking up a Don't Starve character, how did I get here?
Here in NC, class $1000, field training ,$1600, exam fee was like $80 i think, going to join INTERNACHI at some point $400 to get some extra Certs, getting insurance, taking the SC exam at some point because i live on the border, setting up a business license......I assume I'll be $5000 deep till i see any return. And that's with me knowing an inspector that will let me start some part time work.

I am way too busy to be handling vendors. Inspect, drop a list of contractors and move on. If client calls, ok but hand holding contractors?? Hell no
I built the list. I have it enabled. But I don’t see it anywhere in my client’s reports or in their emails. What am I missing?

Realtors have been over compensated for too long. There's usually 2 "middle-men" involved per transaction. So far, there's been no changes in our market.

We may not be working in an official capacity as a municipal code inspector, and maybe you are prohibited from citing code specifically in NC, but that notion of steering clear of being well-versed in the language, is an inspector training program fallacy. Many defects are rooted in the codes. In my state, builders want you to cite code and some will only address code related defects that are cited. Would suggest ICC training and obtaining code certifications to anyone. This is so important in order to raise the bar in the profession.

I ve heard a few of these Spectora podcasts, very informative, and I learn something each time. Thank you. Question about the home inspector and them being the goto for contractors and the professionals that can maintain or repair items in the home. What about certain States standards of ethics that say a home inspector is not supposed to refer contractors for issues they note in their reports? It's thought to be a conflict of interest, no? I'd love to have a rolodex of preferred contractors I trust to hand out during the home inspection, but I was under the impression that's not acceptable. Would love to hear you thoughts on that.
Coming from the South Texas area, my home inspection company born in 2022 and can honestly say, it's a very difficult business to get off the ground! That being said, a big Thanks to Kevin and Spectora for making that side of things easy!

There is so much downward pressure on home inspectors in our area. People price shop the inspection, but should be putting the pressure on their realtor to bargain.

I missed the introduction to Shannon. Who is she? "Inflation reduction act." A load of crap. Will be scrounging for crumbs after the government taxes you to near extinction, and the utility companies get their share.
A lot of home inspector pricing is stuck in the 90's, and so are a lot of Realtor's expectations with regards to home inspection pricing. The cost of living has gone up substantially since then, while inspection rates have remained relatively flat.
Delusional. The buyers agent only brings the buyer/person who is financing and paying all the transaction cost which pays everyone.

When I bought my home in 1990 I knew nothing about home inspectors and wasn't informed about them by the sales agent that sold it to me. It was only from experiencing the home after I got it that I knew I could have saved a lot of money by having an inspection. As a result, I was forced to learn about what the original builder 15 years before had cheated on and also what the previous owner had hidden. Cracked foundation, miswired 3-way switches, copper pipes laid across (contacting) the heating ducts, no hand rail on the stairs, water heater wouldn't heat over 120°. But, on the other hand, I learned to fix all that myself. At least now, an intelligent buyer can learn most of what he needs to know from YT to carefully self-inspect housing. We think of the 90s as being advanced, but it's nothing compared to what you can learn now.
Wow! This woman is off the hook. I love how she justifies that inspection prices need to go up just because home prices are up and everyone else is making more money. No reference to the actual time it takes to do the inspection or effort just we want more money and we should get more money just becausejust tells me that the next time I buy I need to shop around for home inspectors
An inspector can literally save you thousand in repairs or even identify life/health concerns. There really is no comparison to the value an inspector brings to a real estate agent just looking for a commission.
All inspectors take on the biggest liability of the home buying process. Why is the agent worried about the price of the inspection? The agent does not pay for it.
Home inspection, the cost of confidence for "you don't know what you don't know".
